Move-in checklist

Thirty things worth doing before the keys change hands. Every one of them is a dispute somebody has actually had in month three.

Water and power

Turn on every tap, and let them run for a minute
Check the water tank: is there one, is it full, whose is it?
Flush every toilet
Check the shower pressure, not just that water comes out
Try every light switch and every socket
Find the meter, read it, and photograph the reading
Ask who pays for water and who pays for electricity

The building

Look at the ceiling in every room for water stains
Open and close every window and every door
Check that every door has a working lock and you have the key
Look at the floor and the tiles for cracks
Check the roof from outside if you can see it
Look for damp along the bottom of the walls

Security

Check the gate and the fence all the way round
Count the keys you are given, and ask who else has a set
Ask about the neighbours and who else uses the compound
Check the street lighting after dark

Getting there

Walk to the main road and time it
Check where the nearest transport stops
Find the nearest shop, pharmacy and clinic
Ask how the road is in the rains

Before you sign

Photograph every room, including everything already broken
Agree in writing what happens to the deposit at the end
Agree who fixes what, and how quickly
Get a signed receipt for the deposit and the first month
Write down the notice period, both ways
